Tannin-brown oak stains on the drive, a green sheen across the terrace, weeds marching along every joint: Ashtead’s leafy gardens take a toll on hard surfaces. We pressure wash them back to life, with settings tuned to each material and an optional biocide finish.
Hard landscaping is one of the first things visitors see, and also one of the quickest to look shabby under trees. Oak and chestnut leaves sit on block paving and leave rusty tannin marks, moss colonises shady corners, and black lichen spots dot every slab of a sandstone terrace. Our jet washing in Ashtead lifts all of that, restoring the colour and grip of driveways, patios, paths, steps and decking.
Not every surface should be hit at full power, so we adjust as we go. Block paving and concrete drives are cleaned with a rotary surface head that leaves an even finish and keeps spray under control. Porcelain and granite can take firm treatment, while Indian sandstone, older brick and tarmac need gentler settings to protect their surface. Timber and composite decking get a wide fan and a lighter touch. After the pressure washing, block paving joints can be refilled with kiln-dried sand, and a biocidal coat, if you would like one, keeps moss, algae and black spot from creeping back so soon.

Ashtead’s greenery is a big part of its appeal. Ashtead Common and Epsom Common border the north of the village, Ashtead Park lies to the south, and roads throughout are lined with established oaks, limes and horse chestnuts. Gardens back onto woodland and many drives sit under mature trees. All of that leaf litter lands on paving and decking, staining it, holding moisture and giving moss and weeds a foothold. A terrace tucked on the sunless side of a house may stay treacherous from October through to May.
The surfaces themselves vary as much as the homes. Many Edwardian and interwar houses near the station and The Street have block-paved or gravel drives and older stone or brick patios. Larger homes around the park and towards the Downs often have generous sandstone or porcelain terraces, steps down to lawns and long driveways. Newer properties in Lower Ashtead and recent developments frequently have resin-bound or block drives. No single setting suits all of them, which is why we adapt nozzle and pressure on every job.
The heavy London Clay in the northern part of the village drains slowly, so water can sit on patios and paths after rain and keep them damp for longer, encouraging algae. A thorough clean and biocide treatment make a real difference to safety and appearance. We provide jet washing and pressure washing throughout KT21, including the roads around Woodfield, Craddocks Avenue and Barnett Wood Lane, the homes near Ashtead Park, and neighbouring Epsom and Leatherhead.
A little preparation makes all the difference to the finish.
We identify the surface type, test a hidden patch to judge the right pressure and nozzle, and check for loose slabs or joints that need gentler treatment before cleaning everything else.
Weeds are pulled from joints, heavy moss scraped off and leaves cleared away. We shield doors, windows, cars and planting from overspray before switching on.
A rotary surface cleaner covers open areas for a stripe-free finish, while a lance handles edges, steps and walls. Water and debris are directed towards drains and away from borders.
Once dry, block paving can be re-sanded to lock the blocks and discourage weeds. An optional biocide slows regrowth, and we rinse down walls and doorsteps before leaving.

Surfaces deteriorate gradually, so it is easy not to notice. Book a clean if you see:
Some oil stains may only lighten rather than disappear, so we set realistic expectations with you beforehand.
We price from the square metres involved, the material, the depth of moss, weeds and tannin staining, any re-sanding of blocks and whether a biocidal coat is wanted. Flights of steps, garden walls and a tight passage round to the back all add a little time. Photograph each surface, message the pictures across, and a firm figure at no charge generally follows that day.
Pressure washing removes most of the surface staining left by oak and chestnut leaves, which is common on drives near the Common. Deeper tannin marks may fade further over the following weeks as the surface weathers.
Yes, when done at the right pressure. Sandstone is softer than porcelain or granite, so we use gentler settings and a rotary cleaner to avoid etching the surface while still removing algae and dirt.
Cleaning removes some of the jointing sand along with weeds and moss. Re-sanding with kiln-dried sand locks the blocks together and makes it harder for weeds to establish again.
Yes, at low pressure. Resin surfaces can be damaged by aggressive washing, so a low setting is used, enough to rinse away the green film while every stone stays bonded in place.
Yes. Timber decking is cleaned with a wide fan and lower pressure to avoid furring the wood, and composite decking is washed gently to lift grime and green algae from its grooves.
Not necessarily. We need an outside tap, a power socket and access to the areas being cleaned. Many customers leave a side gate open, and we let them know when the job is finished.
