Home›Roof Cleaning & Moss Removal›Ashtead
Shaded by oaks and chestnuts, plenty of Ashtead roofs wear a thick green overcoat within a decade or two. We peel it away tile by tile, pick steam or a soft rinse depending on what the roof can bear, and hoover the gutters out before driving off.
From the pavement a mossy roof can look almost quaint. Up close it is a wet blanket: the cushions soak up every shower, wedge themselves into the laps between tiles and prise the edges upward, giving gusty rain a route to the felt. Every winter, lumps break free and drop straight into the gutters. Our roof cleaning in Ashtead strips that growth back patiently, leaving a drier, tidier roof that stops feeding your gutters with green rubble.
Scraping comes first, always by hand. The blades we carry are cut to the exact shape of common tile profiles, so they glide along each course and through each lap, levering nothing. After that, the covering decides what follows. Hard-wearing concrete interlocking tiles handle a gentle, low-pressure rinse; aged clay, natural slate and softer surfaces get roof steam cleaning instead, where heat rather than brute force loosens what remains. Should you want it, a biocidal mist finishes the job and holds fresh moss, algae and lichen back for longer. Emptying the gutters afterwards is built into every moss removal visit, so the troughs are clear when we leave.

Few villages in Surrey are as well wooded as Ashtead. To the north, Ashtead Common is a National Nature Reserve full of ancient oak pollards; to the south, Ashtead Park and the slopes leading up to the North Downs carry beech, lime and conifers. Many gardens in between have trees as tall as the houses. Roofs beneath them stay in shade for much of the day, dry out slowly after rain and collect a steady drip of organic debris, ideal conditions for moss to establish and spread.
Roof coverings vary street by street. Older villas close to the railway frequently wear slate or handmade clay, the interwar semis and detached houses mostly have plain clay tiles, and post-war homes in Lower Ashtead and newer developments tend to use concrete interlocking tiles. Concrete has a coarse, porous face that moss clings to readily, whereas clay can turn brittle with age. Choosing the right cleaning method for each is essential.
Moss also travels downhill into the gutters. Every shower washes loose fragments into the trough, where they combine with oak leaves to form blockages. Clearing a heavily mossed roof often solves recurring gutter problems too. Our roof team works all over KT21, from the roads near Woodfield and The Street to the larger homes around Ashtead Park, and in nearby Epsom, Leatherhead and Headley.
We match the technique to the roof covering, so we start by working out exactly what yours is.
Photos plus a look from the garden tell us whether we face clay, slate or concrete, what shape the tiles are in and the thickness of the growth. Only then do we agree the gentlest workable method with you.
Shaped blades skim moss from tile faces and laps, starting at the ridge and moving down towards the eaves. Debris goes into bags as we work, so paths and borders stay clear.
Concrete tiles get a soft, low-pressure rinse; clay and slate are steamed. Either way the residual algae and grime come away and the roof takes on a more even tone.
Where requested, a biocidal mist goes over the slopes. Then the troughs are vacuumed, every pipe gets a flush, and patios and drives are brushed clean before we pack up.

Stand across the road or at the end of the garden and have a proper look. A clean is worthwhile if you notice:
Dealing with growth early is kinder to the tiles and spares your gutters a lot of work.
Quotes are worked out roof by roof. We look at the footprint and steepness of the slopes, what the covering is and how well it has aged, how thick the moss and lichen have grown, whether you take the biocide, and room for our kit around the property. Emptying the gutters at the end is already part of the figure. Photograph each slope you can see from the ground, send the pictures across, and expect a free figure with no commitment, normally that same day.
Roofs in heavy shade are always going to grow moss faster than open ones. A biocidal finish after cleaning buys a good deal of extra time, and if you are able to trim back overhanging limbs, the tiles will dry far more quickly after each shower.
Not a powerful one. Low pressure is reserved for sturdy concrete tiles. Aged clay and slate are scraped by hand and then steamed, because a strong jet could strip their surface or crack weaker tiles.
It can, provided the approach is gentle. Plenty of 1920s and 30s houses in the village have plain clay tiles, so we rely on hand tools and steam, and we point out any cracked or slipped tiles before starting so there are no surprises.
Scraping and washing remove what you can see, but spores remain. A biocidal mist kills off much of that leftover growth and carries on acting for months, so moss, algae and lichen take noticeably longer to re-establish.
No, because we remove every scrap. Vacuuming the troughs and flushing each downpipe is standard at the end of every roof job, so nothing is left behind to cause an overflow at the next downpour.
Of course. Outbuildings tucked under trees in bigger Ashtead gardens often have the worst growth of all. Add them to the house quote or ask us to price them separately.
