In very cold spells, water held in moss can freeze and work under tile edges. We give a fixed quote once we know what we are dealing with. It mainly depends on the area and pitch of the roof, the tile type, how dense the moss and lichen are, whether steam or washing is needed after scraping, and whether the biocide finish is wanted. Separate roofs over a garage or studio, and how easily kit can be carried round, are factored in as well. Photos of each slope taken from the garden usually let us price it the same day.
Our scrapers are made to fit the gaps between tiles, so moss is lifted rather than prised out. On older clay roofs we work slowly and avoid pressure that could crack or shift tiles. If any tiles are already loose or broken, we point them out so you can arrange a roofer.
High pressure can strip the surface of tiles, force water under them and damage older roofs. We use hand-scraping first and only use low-pressure washing or steam afterwards, choosing the gentlest method that suits your tiles. That keeps the roof intact while still getting it clean.
Under heavy tree cover moss can start to return within a few years, which is quicker than on open sites. Spraying biocide once the tiles are clean holds it off for longer, while trimming back overhanging branches where possible also lets more light and air reach the roof.
Think of it as a finishing coat misted over the clean tiles, killing off leftover spores so green growth takes far longer to reappear. You can skip it, though on gloomy, tree-shaded roofs like many in Peaslake it makes the clean last noticeably longer, so we usually recommend it.
