Moss is not just untidy. A large share of Sheerwater’s original 1950s houses have concrete interlocking tiles, and that surface is slightly rough and porous, which suits moss perfectly. Spores settle in the texture and in the channels between tiles, and after a few damp winters there are thick green mounds along every course. On many of the shallower-pitched roofs on the estate, rain runs off more slowly, so the tiles stay wet for longer and the moss spreads faster than it would on a steeper pitch.
Location matters too. Being right next to the Basingstoke Canal keeps the air around Sheerwater noticeably humid, and the willows and birches on the towpath throw shade over neighbouring roofs for part of the day. North-facing slopes that rarely get direct sun are where we find the heaviest growth, often with yellow and grey lichen spots alongside the moss. These patches are slow to dry and quick to recover if the roof is only partly cleaned.

Only if the wrong technique is used. We do not use high-pressure jets on concrete tiles, as they can strip the surface. On Sheerwater’s post-war roofs we rely mainly on hand-scraping with profiled tools, followed by a low-pressure wash or steam, which removes the growth while leaving the tile intact.
Without treatment, moss usually starts to reappear within a few years, particularly on shaded north-facing slopes near the canal. Applying a biocide after cleaning slows regrowth considerably. Keeping overhanging branches trimmed back also helps the roof dry faster after rain.
Even with careful bagging, some moss and grit inevitably washes into the gutters during cleaning. Leaving it there would block the outlets within weeks. Clearing the gutters and downpipes is part of the job, so your rainwater system is in better shape than when we arrived.
